Lake Serene Community Info

Lake Serene was the original waterfront community in the Hattiesburg area.  When Lake Serene was conceived back in the 1960’s west Hattiesburg didn’t even exist, and everything west of I59 was considered to be “rural’.  Today, as Hattiesburg continues on with it’s rapid westward expansion, Lake Serene finds itself at the heart of Hattiesburg’s modern city scape.   Hardly a detraction, the results of all this expansion have been increased economic activity and much greater access to goods and services.

One of the primary features of Lake Serene is quite obviously all the waterfront real estate.  There are two primary phases of Lake Serene (North & South) which are split by highway 98.  The south side lake is actually 6 bodies of water separated by earthen dams which serve as part of the road system.  The South lakes encompass approximately 450 Acres of surface water with designated areas for fishing and skiing.  The North Lake Serene features an additional 95+/- acres of surface water.  Lake Serene property owners have access to the lakes as well as community areas including a club house as part of their HOA fees.  As of this writing the HOA fee is approximately $350 annually.

Real Estate around Lake Serene varies quiet dramatically ranging from 1960’s ranch style homes to brand new modern construction and every thing in between.   Home prices can also vary quiet dramatically from $150,000 to upwards of a $1,000,000 with prices being strongly influenced by age, size, and most importantly condition of the home.  For those looking at waterfront property on a budget there are some great opportunities to purchase older waterfront homes that may only require a cosmetic remodel.

2)  An experienced Vines Realty agent will then provide local lending contacts for qualifying for a loan.  The lender will analyze multiple factors such as credit, debt to income ratios, and others to determine a the maximum loan limit you qualify for.

 

3)  Once a price range is set it’s time to start looking for homes that fit your personal wants and needs.  The easiest and most effective method for searching for homes is to search the Hattiesburg MLS on the Vines Realty site.  We offer a easy to use interface to search thousands of listings.  Sifting through listings can be a long and tedious process.  Be sure to let your agent know as much detailed criteria as possible so that he or she can help in the search process.

Using Google Street View to preview Hattiesburg Real Estate

 

Today home buyers have access to a greater supply of tools and information than ever before.  When my wife and I decided to move to Hattiesburg in 2007, we spent countless hours searching the web and magazines for potential candidates to call home.  We then spent copious amounts of time and fuel just to drive by the homes before ever scheduling an appointment to actually see them.

Shortly after we purchased our first home, Google unveiled “Street View”.   This revolutionary mapping system was unbeknown to many including myself even as a real estate professional.  Fortunately, I happened to be introduced by accident during a sales call with a telemarketer.  I didn’t buy what the guy was selling but I did receive a valuable new tool that has saved me countless amounts of time and money.

So what is Street View?  Basically it’s an interactive mapping system that allows the user to do a virtual drive-by of almost any road in North America.  There are countless applications for this mapping tool, yet none have been more useful to me than having the ability to virtually drive by properties from the comfort of home.

 Below is a short demo showing how to use Street View which is integrated directly into the Vines Realty website.

 

Step 1)  Pick any home on the site to begin.  For demonstration purposes, I am showing a new MLS listing at 4 Crestwick Circle in Hattiesburg.

 

 

Step 2)  Scroll down to the maps beneath the listings.  As you can see, we feature two interactive maps for each listing.  The top is the standard google map that features Street View and the bottom is the Birds Eye View map.  The Street View map is outlined in RED below.

 

Step 3)  Click and hold the yellow “peg man” in the top left corner of the Satellite/Street View map.  All the roads that are viewable with Street View will illuminate in blue.  The featured home will have a green symbol marking its location.

 

Step 4)  The photo below shows the roads illuminated as I drag the “peg man” to the front of the home.

 

Step 5)  The image below shows the actual street view.  From there you can drive forwards, backwards, turn and zoom in and out.  It really is the next best thing to being there!

 

Once potential homes have been vetted with Street View, the next step is to call Vines Realty to schedule a appointment!
